  • A detailed list of repairs you'll need to do
  • An estimated cost of the repairs
  • An estimated replacement value (your insurer will request this)

Please note that property inspections are not applicable for the following:

  • New constructions or Building loans
  • Vacant land loans
  • Bond re-advances
  • Bond switching

What is excluded

The following are key exclusions or services not provided:

  • Identification of roof, wall and other leaks that may only occur under unusual conditions
  • Review of the inner workings of mechanical items, e.g., heating, ventilation and air-conditioning
  • Review of the underground or inside-wall-or-slab pipes, drains or foundations
  • Review of the safety and compliance of electrical installations (a certificate of compliance is required)
  • Review of the safety and compliance of gas installations (a certificate of compliance is required)
  • Review of the safety and compliance of electric fence installations (a certificate of compliance is required)
  • Review of the working condition, functionality or usability of any security alarm installation
  • Review of subsidence or landslip risk (a soil engineering report is required)
  • Review of any other area or aspect of a property that may be required by law to be certified
  • Identification of any hidden defects

What it costs

The cost of a property inspection is between R2450  and R3900, depending on the property's size.

How to get it

  2. You will land on LookSee.co.za where you will click through to Property Inspections page
  3. Click on “Request a Quote, sign in and complete the information requested. Be sure to read the "terms and conditions".
  4. We will send you a personalised quotation for this service.
  5. If you would like to proceed, you need to make the payment into the account indicated in the quotation.
  6. Get the property owner to complete a "consent form" permitting us to do the property inspection. This form is emailed to you with the quotation.
  7. Once we've received payment and the consent form, one of our service providers will contact the owner (or agent) within one business day to schedule the property inspection.
  8. Once the inspection is completed, you'll receive the report within three business days.
